Sky Gardens is a 45-storey skyscraper located in DIFC, the central district of Dubai. DIFC is one of the most multi-functional districts in the city featuring commercial real estate, attractions, and residential buildings. The project launched in 2005 and was completed in 2008. It is fully finished and ready to welcome tenants.
Sky Gardens was developed by Al Mazaya Holding, and WS Atkins & Partners provided the architectural design. The project includes 45 floors with 575 apartments with sizes starting at 49 sq.m. (527 sq. ft.). The building also offers office space and penthouses.
Sky Gardens features studios, penthouses, and apartments with one, two, and three-bedroom layouts. Residents can enjoy a variety of nearby amenities, including access to a health centre, a fitness club and gym, restaurants, first-floor retail outlets, supermarkets, landscaped gardens, a playground, and a kindergarten. The building also features concierge services, parking, and high-speed elevators.
The price for a one-bedroom apartment starts at AED 999,000 (USD 272,000), and the annual rental costs start at AED 55,000 (USD 15,000).
Prices for apartments in DIFC have increased by 2%. They now start at AED 1.258 per sq. ft. Rental prices for apartments in the area also increased by 5%. The average return on investment rate for an apartment in the area is approximately 8.24%.
