Marina 101 is a luxury residential complex being built in Dubai Marina. The developer of the project was Sheffield Holding, and the architectural consultant was the National Engineering Bureau. The construction of the 101-story tower began in 2006 and is now nearing completion. At the top of the skyscraper there is a 45-meter crown and its full height is 427 meters. When fully completed, Marina 101 will become the second tallest building in the UAE after the Burj Khalifa.
The 33 floors of the lower part of the building will be occupied by the Hard Rock Hotel, while the middle section will house one- and two-bedroom serviced apartments and the upper section will house three-bedroom apartments and penthouses. The minimum floor area of the residences is 111.4 sq. m (1200 sq. ft). All residences include built-in closets, en-suite bathrooms and half-open kitchens, as well as panoramic windows overlooking the Arabian Gulf, the Canal and the skyscrapers of Dubai Marina. Most of the residences in the complex are fully furnished.
The spacious Marina 101 residences are located on the high floors of the building, offering residents open views of the Gulf Coast. With quick access to the city’s business districts and educational institutions, the apartments in the complex are suitable for long term rentals for businessmen, young couples and families with children. Investors pay attention to the real estate in the well-developed Dubai Marina area and expect high rates of return. The minimum price for 1-bedroom apartments in Marina 101 is AED 1,500,000 (USD 408,400) and the level of ROI for investments in the area is on average 5.84%.
